Blossom (Precinct 4) Bungalows Launch

The last phase of Garden Residence was launched this weekend, this is earmarked as Precinct 4 and is located at the north most area, next to Putrajaya Precinct 11.  These bungalows will have a standard land size of 60’ by 90’ but is being launched from 3.2 million onwards!  Why is it so much more expensive that the other bungalows in Garden Residence?  It will have a build up area of more than 7,700 sq ft and with an internal lift servicing the 4 floors.

The overall layout is quite standard for the ground floor, with 1 guest room and 1 utility/maid’s room.  The 1st and 2nd floors are very much the same layout, each with a master bedroom and 2 smaller rooms at the rear (with en-suite individual bathrooms) and the 3rd floor (roof) will have a “party” area with a large open air Jacuzzi.

As can be seen from the pictures, the show unit is being built currently.  It looks very large as compared to the other smaller bungalows.  We can’t wait for have a look at it when it is ready.

On the sales update, there are approximately 6 unit of 2 storey superlink, 3 units of 3 storey superlink, 5 units of semi-d (both types) and a whole lot more bungalows for sale.

Project Development Progress as of 8th September 2010

There aren’t much visible progress on site other than 3 major items.

  • Precinct 3’s piling work seems to be well on the way and would probably finish soon.  Precinct 3 is where the show units are at the moment.
  • Precinct 2, being on higher ground has a driveway entrance that can be quite grand as it goes uphill.  The retaining walls are ready.
  • The road that goes between Precinct 1 and Precinct 2 leading towards the bridge link near LimKokWing University is taking shape (picture below).

Progress can be seen on Precinct 2 houses, where more Semi-Detached units are having their walls bricked.  Work on the 3 Storey Superlink is also progressing quickly now.

The 2 Storey Superlink unit where work first started has had it’s roof structure completed and bricks being brought in to start on the walls.

Other news around Cyberjaya, AMD has taken one building at SME Technopreneur Park III and the road leading towards the south of Cyberjaya is near completion.  Expect the road to link to the south interchange that leads towards Pullman Putrajaya to be completed soon.

Note that the road next to DELL is rather busy now with vehicles using that connection to get to AMD, KRU Studios and many of them towards HP.  HP staff have started to move in although officially, it will be after the Eid.

Project Development Progress (P2) as of 23rd August 2010

Surprisingly (or maybe not), Precinct 2 houses are progressing quite fast.  In fact, in terms of progress, a pair of semi-detach houses in Precinct 2 is having it’s brick walls done as of this weekend.  From observation (unconfirmed), it looks like they are the 2 storey semi-detach that is at the rear of the Precinct 2 development.  See the starting point of Precinct 2 development in our earlier posting (link).

Other news, ELC Education (www.elc.edu.my) is planning to start operations next month, yes … September 2010 and their building next to the abandoned D’Cassia Apartments and near Multimedia University seems to be ready soon.  In fact, even the plot of land opposite it is being done up (probably by Setia Haruman or themselves) to make it look more decent.

3 Storey Superlink Show Unit

This is basically the same as the 2 storey superlink but with an extra floor above it.  The ground and the first floor are almost identical. From the opinions of fellow visitors to the show units, almost everyone agree that the 3 storey superlink seem to have the best show unit furnishing.  Some comments on this was because the 3 storey superlink was the slowest selling  house type at Garden Residence prior to the show unit launching and hence the developer put in more effort to make the 3 storey superlink better.  This may have worked because I have been informed that as of 20th August 2010, it seems that there are around only 5 units left unsold (I cannot verify this as it was verbal).

This is a picture of the open space on the 2nd floor (top floor) of the show unit. In the furnished unit, they didn’t have a wall for the extra living room (as described in the brochure) for the top floor and hence it gave a very spacious feel to it.

Without the wall, the place is not only spacious but more natural light is available.  The picture below gives an idea about the slight lack of light available for the smaller rear rooms on the 1st floor (same for both 2 storey superlink and 3 storey superlink).

Project Development Progress as of 19th August 2010

As mentioned in the earlier posting, the project development starts from Precinct 1.  The first units being built are the 2 storey superlink that are located on the west most area of the project.  As of 19th August 2010, they are working on the roof structure of the first units as shown in the picture below.

It can also be seen that there is an elevation from the front (facing Putrajaya) to the rear and each elevation is at the back of South facing units whilst the North facing units will be on higher ground.  The height from the pictures seem to indicate that it will be around 5 feet.

Pictures were taken from the bridge linking Cyberjaya to Garden Residence, in front of Lim Kok Wing University.  On a side note, the two major banks in Cyberjaya will (or have already) be moving to their own buildings, opposite the old Satyam building (which has been taken over by MiGHT).
