Project Development Progress (P2) as of 23rd August 2010

Surprisingly (or maybe not), Precinct 2 houses are progressing quite fast.  In fact, in terms of progress, a pair of semi-detach houses in Precinct 2 is having it’s brick walls done as of this weekend.  From observation (unconfirmed), it looks like they are the 2 storey semi-detach that is at the rear of the Precinct 2 development.  See the starting point of Precinct 2 development in our earlier posting (link).

Other news, ELC Education (www.elc.edu.my) is planning to start operations next month, yes … September 2010 and their building next to the abandoned D’Cassia Apartments and near Multimedia University seems to be ready soon.  In fact, even the plot of land opposite it is being done up (probably by Setia Haruman or themselves) to make it look more decent.

3 Storey Superlink Show Unit

This is basically the same as the 2 storey superlink but with an extra floor above it.  The ground and the first floor are almost identical. From the opinions of fellow visitors to the show units, almost everyone agree that the 3 storey superlink seem to have the best show unit furnishing.  Some comments on this was because the 3 storey superlink was the slowest selling  house type at Garden Residence prior to the show unit launching and hence the developer put in more effort to make the 3 storey superlink better.  This may have worked because I have been informed that as of 20th August 2010, it seems that there are around only 5 units left unsold (I cannot verify this as it was verbal).

This is a picture of the open space on the 2nd floor (top floor) of the show unit. In the furnished unit, they didn’t have a wall for the extra living room (as described in the brochure) for the top floor and hence it gave a very spacious feel to it.

Without the wall, the place is not only spacious but more natural light is available.  The picture below gives an idea about the slight lack of light available for the smaller rear rooms on the 1st floor (same for both 2 storey superlink and 3 storey superlink).

Project Development Progress as of 19th August 2010

As mentioned in the earlier posting, the project development starts from Precinct 1.  The first units being built are the 2 storey superlink that are located on the west most area of the project.  As of 19th August 2010, they are working on the roof structure of the first units as shown in the picture below.

It can also be seen that there is an elevation from the front (facing Putrajaya) to the rear and each elevation is at the back of South facing units whilst the North facing units will be on higher ground.  The height from the pictures seem to indicate that it will be around 5 feet.

Pictures were taken from the bridge linking Cyberjaya to Garden Residence, in front of Lim Kok Wing University.  On a side note, the two major banks in Cyberjaya will (or have already) be moving to their own buildings, opposite the old Satyam building (which has been taken over by MiGHT).

Project Development Progress in August 2010

The development of the whole project seems to start from P1 and moving towards P4 and most of the foundation work for P1 and P2 seem to have been completed.  The frame of the houses are also well under way, with a block of superlink homes having their structure on the 1st floor.  These we believe is the 2 storey superlink as depicted in the site map below.

For Precinct 2, the development seem to start from the rear of the project (I may be wrong and will correct this later if it is otherwise).

2 Storey Super Link Show Unit

The prices of the various units were all increased with the launch of the show village at Garden Residence.  The smallest increase was the 2 storey superlink units, that saw an increase of RM50,000.00, from RM768,000 to RM818,000.  If you book this week, they still have a rebate of RM15,000 and I believe it still comes with free legal fees on the SPA.

The 2 storey superlink is very much a standard link house albeit slight larger than the normal terraces.  The use of glass is in abundance but it does not have a 3 pane sliding door in front.  There is an open air shower for the master bedroom.

Unlike the stairs for the semi-detached units, they are more traditional and are “stuck” to the side of the walls.

The kitchen is separated into 2 areas, the wet kitchen and the dry kitchen area.  The ID’ed show units had a glass partition but it is obvious that the wet area is too narrow.

The closed door in the picture leads to the rear of the house, the door next to it is the small utility/maid’s room that can fit exactly a 6” mattress across.  To get the best idea on how to make it look liveable, visit the 3SSL furnished unit.  The door after that leads to the guest room.

One other situation that may need some attention are the two rear rooms on the 1st floor.  The windows are small as most the rear were taken up by the bathrooms.  You will need to be a little creative to ensure that maximum light comes through.  Note that these pictures were taken around noon, so it should have the most light considering that all units are north-south facing.

Do visit the show village to get an idea of it and hence you can start to plan for your own decoration.  Maybe we can all gather together and bargain for a good bulk discount for common things we want to do, e.g. roller blinds, curtains, etc.
